Your Summit and Wasatch County Home Roof Inspection Checklist


The roof over your head is important, particularly if you live in an extreme climate such as the mountainous territory in Utah. Here in Wasatch County, we are no stranger to large amounts of snowfall in the winter, and dry, enduring heat throughout the summer. Over time, these weather events take a toll on our roofs which is why proactive inspections are essential. Use the checklist outlined in this article to perform regular roof inspections.



Exterior Roof Inspection

  • — Are there missing or damaged shingles? Any places your shingles are cracked, curled, or missing in action — your roof is susceptible to leaks.
  • — Are seals and flashing intact? Seals and flashing are typically located near vents, chimneys, and skylights. Check out the image below from for an example of what flashing looks like.
  • — Are the gutters and downspouts clear? If they seem to be damaged, or no longer attached to the edge of your roof, this is a cause for concern.
  • — Does the roof appear to be sagging in any areas? 
  • — If you have a wooden roof, is there any sign of warping, rot, or decay?

Interior Roof Inspection

  • Do your ceilings have any water stains? If so, have your roof inspected around that area for any water leaks. 
  • — Do your ceilings have any sagging or drooping? 
  • — How is your attic ventilation? Dry rafters and rust-free fasteners are a sign your attic is properly ventilated.

Calendar Reminders

  • — How often you need to re-roof depends on the material used. Asphalt roofs tend to last 20-25 years, metal roofs tend to last 40-70 years, slate roofs can last over a century.
  • — When was the last time you had repairs done to your roof? If repairs are becoming more and more frequent, you’ll likely save more money by just investing in a new roof.
  • — Once per year, schedule time for a qualified roofing contractor to pay your home a visit and inspect your roof.
